St Matthews

The St Matthews Estate is located between Effra Road and Brixton Hill, and is currently undergoing a regeneration programme that will deliver 119 new and refurbished homes.

The development includes Presentation’s first zero-emmission building. 12 flats for keyworkers were built with grant from the Housing Corporation’s Challenge fund. It features a number of energy saving technologies including super-insulation, solar panels to provide hot water and a boiler that runs using non-fossil, renewable fuels. These measures ensure energy bills of less than £75 per annum. It can also be upgraded to include photovoltaic panels and micro wind generation to achieve greater ecological benefits.

The building has recently been highly commended in the Affordable Homes category at the Evening Standard Homes and Property Awards and has featured on BBC London News.

Angell Town’s regeneration scheme is resident driven and includes a self-build element.  The community is keen to ensure that the regeneration programme was not simply confined to physical redevelopment but included social, economic and community projects to improve the area’s long-term sustainability. Residents fitted their own kitchens, did the tiling and the decoration. they had training in building skills as well as, for example, work placements with the design teams.

Angell Town is also an 'eco' project. It includes solar panels, passivents (natural vents that do not require electricity) and collecting rain water.
